🧠 Everything You Need to Know Today

1. Bezos and the UK government just bet on materials that don't exist yet. CuspAI raised $450M and pulled in a 45-partner coalition including Nvidia, Meta, and Samsung — a 5x markup in ten months. The read: the next AI chokepoint isn't compute; it's the physical materials underneath the chips, and 45 industrial giants just admitted their in-house R&D can't keep up.

2. Fireworks nearly 4.5x'd its valuation in nine months. $1.5B raised at $17.5B, up from $4B — on the back of serving 40 trillion tokens a day. The model-customization layer is proving it can print money as fast as the labs themselves.

3. Private equity just made a $5.2B bet against public markets. Brookfield and CPP are taking LXP Industrial private, wagering Sunbelt warehouse space is worth more away from the volatility of public trading. Old-economy real estate quietly competing for the same capital as AI mega-rounds.

Let’s Get Right Into It…

  • LXP Industrial Trust agreed to a $5.2 billion all-cash take-private by Brookfield and CPP Investments at $61.20 a share.

  • Fireworks raised $1.505 billion at a $17.5 billion valuation, up from $4 billion nine months ago.

  • Tempus AI agreed to buy cancer monitoring company Personalis for about $1.5 billion in stock.

  • Wonder raised $650 million at a $9 billion pre-money valuation after tripling its footprint to 140 locations.

  • CuspAI raised $450 million at $2.6 billion and launched a 45-partner AI Materials Foundry with Nvidia, Meta, and Samsung.

  • Neo came out of stealth with $100 million to police what AI agents are allowed to do inside companies.

Bezos And The British Government Just Put $450 Million Behind Materials That Do Not Exist

CuspAI is two years old, worth $2.6 billion, and has signed up 45 partners including Nvidia, Meta, and Samsung.

Every hard problem in chips, clean energy, and advanced manufacturing eventually runs into the same wall: the physical stuff needed to solve it has not been invented. On July 20 a Cambridge startup founded in 2024 raised $450 million to attack that wall, and brought along an unusual pair of backers in Jeff Bezos and the UK government.

The Product Pitch
CuspAI's platform, MIRA, runs a full discovery cycle rather than a single step: generative design of candidate materials, simulation, synthesis route planning, then coordinated lab validation. Kleiner Perkins partner Josh Coyne, who co-led the round, said the founders "design for materials that can actually be built, not just ones a model can dream up."

The Strategy
Alongside the round, CuspAI launched the AI Materials Foundry, a coalition of more than 45 partners including Nvidia, Meta, Samsung, Hyundai Motor Group, Applied Materials, Tokyo Electron, and Lam Research, pooling compute, lab access, and data on CuspAI's platform. Roughly 80 percent of near-term research targets semiconductor materials, with specific work on removing supply-constrained metals like ruthenium and iridium from chipmaking. The company opened a Singapore office on top of hubs in Cambridge, Amsterdam, Berlin, Tokyo, and the United States, and hired former Apple and Google executive John Giannandrea to build out US operations.

The Backstory
Chad Edwards and Max Welling founded CuspAI in 2024. It raised more than $100 million in a Series A less than a year ago and was valued at $520 million last September, which makes this round a five times markup in ten months. Yann LeCun and Geoffrey Hinton advise the company, and AMD board member Abhi Talwalkar just joined the advisory board.

Why It Matters
Britain putting sovereign fund money into a materials company alongside Bezos is a bet that the next chokepoint in AI is not compute but the physical inputs used to build it, and that whoever controls materials discovery controls the supply chain underneath every chip. For the 45 industrial partners, joining a startup's foundry rather than running internal R&D is an admission that in-house materials programs move too slowly to matter, which puts real pressure on the corporate labs at Applied Materials and Lam Research to justify their own budgets.
